Acquired from Landsec in August 2025, 140 Aldersgate is a prominent nine-storey office building completed in 2005. It is located between Smithfield Market to the east and the Barbican Estate and Centre to the west.

About the site

The site does not fall within a conservation area, but is in close proximity to the Smithfield Conservation Area and the Barbican and Golden Lane Conservation Area.  

The site is located in the Central Activities Zone as defined in the London Plan, where commercial growth is directed. 

The site benefits from excellent public transport links, being located directly opposite Barbican Station and approximately two minutes’ walk from the eastern entrance to Farringdon Station (Elizabeth line, Thameslink and Underground), with multiple bus stops nearby. The Cycleway C11 leads directly to the site from the south-west. 

The need for change

While the building has served previous occupiers well, it no longer meets modern office standards or occupier requirements in terms of sustainability, wellbeing, flexibility and performance.  

As a result, without significant intervention, it will become increasingly challenging to re-let. Key issues with the existing building include: 

  • Limited urban greening on and around the site  
  • Dated end-of-trip facilities. 
  • Inefficient building services and poor energy performance (EPC rating).
  • A lack of accessible and usable outdoor amenity space for occupiers.
  • A ground floor that is defensive and offers little engagement with the public realm.
  • Internal layouts and ceiling heights that do not meet contemporary occupier expectations.
  • The terracotta (service entrance) does not reflect the character and appearance of the Smithfield Conservation Area.
